Tiled conservatory retrofit costs can vary dependant on a number of factors including the roof shape, type of system and options.
As a typical example lets take a look at an Edwardian roof design with a size of 3m x 3m and all of the different price factors you need to think about when looking at a quote.
First of all lets look at the roof it's self. When looking to replace your conservatory roof for a solid roof you should always look at the system being used. There are many poor systems and installers out there offering timber systems which are not suitable for UPVC conservatories and sit firmly in a grey area when it comes to being signed off by building control, there are "over clads" where by installers but new timber beams on top of the existing roof - extremely dangerous! and there is internal insulation only which has no air flow and will not stay efficient for very long as well as leaving with that horrible noisey and dirty external conservatory roof.
An aluminium replacement roof system is the way to go if your looking for it to be signed off by building regulations (which you have to by the way!), give you that all year round use of your room and give you piece of mind that the job has been done to last.
So lets take a look at the costs for a straight forward Edwardian 3m x 3m installation:
Building Regulations: £300
By far one of the most important elements of your installation, it is essential that you are using an approved system when it comes to your roof replacement and your installer should deal with this process for you from start to finish including validating your existing frames are suitable for the install all the way down to the conditions of your foundations. Always use a registered installer for that peace of mind.
Electrical Work: £280 (Optional - could arrange privately)
In this example we are installing spot lights (4 of them) linked into your existing lighting circuit.
Plastering: £315 (Optional - could arrange privately)
Plastering includes the cutting and installation of the insulation backed plaster board. Cutting and installing these special boards is a specialist job and with a professional Skim finish the ceiling is now ready for painting.
Sky Lights: £564 (optional)
In this example we have included 2 pine/white genuine Velux sky lights 550mm wide by 780mm long. They are installed into the new roof structure by your installer.
Removal of your old roof: £93
Of course your old roof need to be removed and disposed of responsibly. This price should include the man power required to complete that activity and any clean up work required following removal e.g. against your house wall if needed. The roof should be taken away by your installer.
Roof Supply: £4103.44
This is for the manufacture of your new roof, pre fabricated in the factory using an aluminium system and includes all of the tiles, boards, battens, plasterboard, high quality rafter and internal insulation as well as hip caps.
And of course someone has to install it. This is a typical cost for installation which assumes a 2 person team for about 2-3 days on a roof of this size.
Total Cost for a new tiled conservatory: £5,606.44 - £6,765 (Dependant on options) (Or as little as £106.09 per month)
