Unlike standard garden rooms, which may only be suitable during warmer months, insulated options maintain a stable indoor temperature—keeping you warm in winter and cool in summer. This makes them ideal for home offices, gyms, studios, or relaxing spaces you can enjoy every day of the year.

Why choose an insulated garden room over a standard garden room?

Can I use my garden room as an Airbnb or a permanent sleeping space?

In the UK, it is generally legal to sleep in a garden room occasionally, such as for guests or short-term use. However, if you plan to use the garden room as a permanent sleeping space or separate living accommodation, you will likely need planning permission and the structure must comply with building regulations.

Garden rooms intended for full-time living (e.g. as a granny annexe or rental space) are considered a change of use, and local authorities treat them differently from standard outbuildings.Always consult your local planning authority for guidance specific to your area.

Do I need planning permission for a garden room?

Your garden room does not require planning permission as long as it falls within permitted development rights.

Your garden room may qualify as permitted development if:

  • It’s a single-storey structure.

  • The eaves height is under 2.5m, and the total height is under 4m (with a dual-pitched roof) or 3m (any other roof).

  • It takes up less than 50% of the land around the original house.

  • It is not used as a separate dwelling or for permanent living accommodation.

Exceptions to permitted development:

You’ll likely need planning permission if:

  • Your property is a listed building.

  • You live in a conservation area, Area of Outstanding Natural Beauty (AONB), National Park, or World Heritage Site.

  • The garden room is intended for permanent residential use (e.g., full-time bedroom, rental unit, or annex).

  • You want to build close to a boundary and use combustible materials - fire regulations may apply.

Not all garden rooms are weatherproof, however, our garden rooms are made entirely from GRP (glass-reinforced plastic) with no timber, aluminium, or steel used in the construction unlike traditional/standard garden rooms. This means they are completely weatherproof and built to last. Because of the materials we use, our garden rooms will never suffer from rot, condensation, or corrosion, ensuring a durable, no maintenance space you can enjoy all year round.

How secure are our garden rooms?

Very! Our garden rooms feature thermally efficient 5-chamber windows and doors, equipped with highly secure Yale locks and multi-point locking systems for added peace of mind.
